We then have an extensive screening process to ensure that your property is rented to careful and reliable tenants. Checking rents regularly I run a proven property management computer system where rent payments are monitored continuously, and any unpaid rent is immediately followed up on. Undertaking regular inspections Prior to each tenant’s occupancy a condition report is prepared that thoroughly details all aspects of the property, including a chattel inventory if applicable. Our first inspection is undertaken after one month, which is followed by routine inspections every three months. TenantsQ. I would like to rent the property I have seen, what do I do now? A. An application form needs to be filled out by each person who will be living with you. Application forms can be printed of the website. It is important not to leave any details off the form as this may hold up you application. Q. Do I need to pay rent in advance and how much is the bond? A. If you application is accepted you pay the first weeks rent when you meet with us to sign the lease. The bond must be paid in full on the day we give you the keys for the property. The bond is equal to four weeks rent. Q. Some company’s charge a letting fee of one week’s rent do you? A. Yes we do. Elite Rental Management will charge one weeks rent inclusive of GST. Q. Can I have a pet? A. We do not allow dogs at any of our properties, but cats are normally Ok.
